Superannuation fund and real estate investment

There are limited ways you can use your superannuation to invest in a real estate.


First is to use superannuation as a deposit towards your First home. Under this government scheme, which is called First Home Super Saver Scheme, you may be able to access your personal voluntary superannuation contributions to pay as a deposit for your first home.


The second use of superannuation can be to purchase a residential investment property. However, this is possible for people who have a Self Managed Superannuation Fund. A SMSF is your private superfund that you manage yourself.


Another use of Self Manage Superannuation Fund is to invest in a commercial real estate for example an office suit, shops, warehouse or a factory. Small businesses and professional firms can also make use of SMSF to invest in a commercial office used by their business and they become their own landlord. A SMSF can also borrow from banks and lenders to invest in a real estate.
